Ontario Municipal Board Hearing, 1000 Mount Pleasant Road

Robert Glover was retained by Homestead Land Holdings Ltd. to present evidence in support of a stepped 13-storey residential building on a 2.7-hectare site located between Keewatin Avenue and Erskine Avenue fronting Mount Pleasant Road.  The proposed development consisted of a tower portion with step-backs and a 4-6 storey base building.

Among the issues in contention were appropriate built form transition, adequate sunlight access and sky views.  The exhibits showed clearly that there were virtually no impacts from the proposed development on adjacent properties and that shadows were within the height envelope allowed by the zoning by-law.

The Ontario Municipal Board supported the development based on shadow and sky view analyses prepared by Bousfields.
