Downtown Renewal Project
Richmond Hill

Bousfields was engaged by Tridel Corporation as part of a multi-disciplinary team to secure planning approvals for a mixed use project on Yonge Street in downtown Richmond Hill.  The 180-unit project ranges in height from two to seven storeys.  Key elements of the design are the provision of a two storey element along the Yonge Street frontage and the stepping of the building to provide an appropriate transition to the residential neighbourhood to the east. 

The design, height and massing of the development was the subject of an extensive community consultation process, assisted by an outside facilitator.  Key considerations were the need to provide a building which related to the historic character of the downtown, protected important views of key church spires and minimized the impact of additional traffic on the adjacent low density residential neighbourhood.  Shadowing and overview were also concerns which were satisfactorily addressed.  The project was ultimately supported by Richmond Hill Council and approved by the Ontario Municipal Board.
