The proposed development is a 4-storey nursing home containing 65 units oriented parallel to Leslie Street, a major regional arterial road.  The main urban design issue presented before the Ontario Municipal Board was compatibility between the existing low-rise houseforms adjacent to subject site and the more intense form of development anticipated by the Official Plan.  Robert Glover presented a comprehensive analysis of surrounding urban form, matters related to light, view and privacy as well as shadow impacts.

The Board supported the proposed development based on Mr. Glover’s evidence.
