Sharkey’s Redevelopment

The 111 Forsythe redevelopment is a luxury 12-storey residential condominium by Daniels Development Corporation on the site of the former Sharkey’s Dockside Restaurant and Bar, overlooking 16 Mile Creek at the edge of Downtown Oakville.

The Sharkey’s proposal generated considerable public debate regarding the nature and form of intensification within the suburban municipalities in the Greater Toronto Area.  While the proposed building was located immediately adjacent to 1960s era high-rise apartment buildings, Town Council and staff opposed the proposal, arguing for a lower-rise 4-storey building, with terracing to 6 storeys.

At the Ontario Municipal Board hearing, Peter Smith provided land use planning and policy evidence and Robert Glover provided urban design evidence in support of Daniels’ 14-storey proposal.  The Board decision issued in January 2005 accepted their evidence that the site was appropriate for residential intensification, and approved a revised 12-storey proposal.  The final design provided for extensive terracing of the building along its Lakeshore Road and 16 Mile Creek frontages and integration of the building with the adjacent 16 Mile Creek open space.
