Warden Woods Community Toronto (Scarborough)

Bousfields was retained by the Goldman Group in connection with applications to permit the residential redevelopment of two former industrial properties and the former Warden Woods Campus of Centennial College, located on the east side of Warden Avenue and the north side of Danforth Road, south of the Warden subway station (350 Danforth Road, 651 Warden Avenue and 671 Warden Avenue). The proposed redevelopments provided for a total of 896 residential units on the 3 properties totaling 22.5 hectares, including a mix of detached, semi-detached, townhouse and stacked townhouse units and a centrally located neighbourhood park.
Bousfields worked with City staff over a period of some 3 years to produce an acceptable Secondary Plan to guide the evolution of the area from a predominantly industrial area to a residential community. We also worked with the owner and consulting team to produce appropriate draft subdivision plans and zoning by-laws for each of the three properties.
The Ontario Municipal Board approved the applications for 350 Danforth Road in October 2005.
