“X” at 590 Jarvis Street
Toronto

Date: 2004-2006
Partner-in-charge: Robert Glover

Located at the northeast corner of Charles Street East and Jarvis Street in Midtown Toronto, “X” is an elegant 43-storey apartment tower being developed by Great Gulf Homes.  It replaces the former police headquarters, a vacant six-storey commercial building. Architects Alliance has designed a slender structure with 437 residential units.

Though the site is surrounded by high-rises, the City was concerned about the building’s height and configuration, its placement on its own site and within the block, and its role as a tall structure at a special intersection.  Bousfields developed an urban design and planning rationale in support of the project in negotiation with the City’s urban design staff.  The City approved the Official Plan and zoning by-law amendment in December 2005.
